Programme and landlord compliance
Most Kent retail units are leased from institutional landlords (Aviva, Legal & General, M&G, Scottish Widows, local councils, Landsec, British Land). We work to the typical landlord requirements:
- Shell-and-core handover: we mobilise within 2-3 days of receiving the unit from the landlord
- Dilapidations awareness: partitions are typically non-loadbearing and demountable to allow reconfiguration at lease end
- Service penetrations: all fire-stopping documented and photographed for landlord handover packs
- Out-of-hours working: evening and weekend programmes available to fit landlord-imposed access windows (e.g. shared shopping centre restrictions)
- CDM 2015 compliance: we accept principal contractor or trade-contractor roles depending on the project structure
- Insurance levels: standard £2M PL / £10M EL, with project-specific increases available
